Job Description

We are seeking a Project Manager with extensive experience in ground-up commercial construction to lead projects from preconstruction through completion. The ideal candidate will have a proven track record of managing budgets, schedules, subcontractors, and client relationships while ensuring projects are delivered on time and within scope.

Key Responsibilities

Project Planning & Execution

  • Oversee all phases of ground-up commercial construction projects, ensuring timely and high-quality execution.
  • Develop and manage project budgets, schedules, and work plans to meet contractual obligations.
  • Conduct preconstruction planning, including cost estimating, scheduling, and subcontractor selection.

Team & Subcontractor Management

  • Lead project teams, including superintendents, engineers, and subcontractors, to ensure smooth coordination.
  • Negotiate contracts, scopes of work, and change orders with subcontractors and suppliers.
  • Conduct regular job site visits to monitor progress, safety compliance, and quality control.

Client & Stakeholder Communication

  • Serve as the primary point of contact for clients, architects, engineers, and consultants.
  • Provide regular progress updates, resolve conflicts, and ensure alignment with project goals.
  • Address and resolve RFIs, submittals, and change orders efficiently.

Risk Management & Compliance

  • Ensure projects comply with all local, state, and federal building codes and safety regulations.
  • Identify and mitigate potential risks that could impact budget, schedule, or quality.
  • Maintain detailed project documentation, including contracts, RFIs, submittals, and daily reports.

Qualifications & Experience

  • 5+ years of experience in ground-up commercial construction project management.
  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field (preferred).
  • Proven experience managing commercial projects (e.g., office buildings, retail centers, warehouses, hospitality).
  • Strong knowledge of construction contracts, scheduling software (Procore, Primavera, MS Project), and cost control principles.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Excellent leadership, communication, and problem-solving skills.
