Overview
- Lead preconstruction efforts, guiding projects from concept to final pricing, ensuring alignment with scope, schedule, and budget.
- Collaborate with owners, designers, and internal teams to deliver financially successful and high-quality projects.
- Develop accurate cost estimates across all design phases, including conceptual budgeting and construction documents.
- Drive value analysis initiatives to maintain project scope within budget expectations while enhancing efficiency.
- Oversee bidding processes, including scope definition, bid distribution, and bid leveling for optimal results.
- Expand and maintain a network of qualified subcontractors and material suppliers to ensure project success.
- Provide leadership to preconstruction staff, fostering collaboration and excellence on complex or large-scale pursuits.
- Stay informed on construction market conditions, labor trends, and material pricing to support accurate planning.
Key Responsibilities & Duties
- Support business development efforts through interviews, proposals, and pursuit presentations to secure new projects.
- Manage key contract requirements for owner and trade partner agreements, ensuring compliance and clarity.
- Build and maintain detailed cost studies and pricing models throughout the design process for informed decision-making.
- Develop comprehensive trade partner and supplier bid lists tailored to each project's unique needs.
- Compile preconstruction deliverables and present formal cost and scope presentations to ownership teams.
- Ensure preliminary schedules and preconstruction timelines are developed and coordinated for each project.
- Lead the transition of projects from preconstruction to operations, ensuring seamless turnover coordination.
- Conduct jobsite visits during construction to validate estimate assumptions and gain field-based insights.
Job Requirements
- Bachelor’s degree in construction management, engineering, architecture, or a related field is required.
- 8–10 years of experience in preconstruction or estimating within a commercial construction environment.
- Proficiency in estimating and preconstruction software tools, including Microsoft Excel and Word.
- Experience with industry-standard estimating platforms, takeoff software, and BIM-based coordination.
- Strong written and verbal communication skills with a professional presence.
- Owner-focused mindset with the ability to build trust and long-term relationships.
- Demonstrated success supporting Design-Build and CM-at-Risk delivery models.
- Understanding of GMP and competitive bid delivery methods and their impact on project outcomes.
