Job Description
We are seeking an experienced Multifamily Superintendent II to oversee the on-site execution of ground-up multifamily construction projects. This role requires someone who knows how to keep a job site running smoothly – coordinating trades, maintaining schedules, upholding quality standards, and making sure safety is a top priority.
Key Responsibilities
- Project Oversight: Manage all phases of construction from pre-construction through project closeout, ensuring adherence to project timelines and budgets.
- Team Leadership: Supervise and mentor on-site personnel, including assistant superintendents and subcontractors, fostering a collaborative and productive work environment.
- Quality Assurance: Implement and monitor quality control procedures to ensure all work meets or exceeds project specifications and standards.
- Safety Management: Enforce strict adherence to safety protocols and regulations, conducting regular site inspections and safety meetings.
- Scheduling: Develop and maintain detailed project schedules, coordinating with project managers and subcontractors to ensure timely completion of tasks.
- Communication: Serve as the primary on-site point of contact, facilitating clear and consistent communication between all project stakeholders.
- Documentation: Maintain comprehensive project records, including daily reports, inspection logs, and change orders.
- Problem-Solving: Identify and address project challenges promptly, implementing effective solutions to maintain project momentum.
Qualifications
- Experience: Minimum of 7 years of experience in a superintendent role, with a focus on multifamily construction projects.
- Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred; equivalent experience considered.
- Technical Proficiency: Strong knowledge of construction methods, materials, and regulations; proficiency in construction management software (e.g., Procore, Microsoft Office Suite).
- Certifications: OSHA 30-hour certification required; additional certifications (e.g., First Aid/CPR) are advantageous.
- Leadership Skills: Demonstrated ability to lead and motivate teams, manage multiple priorities, and maintain composure under pressure.
- Communication Skills: Excellent verbal and written communication abilities, with a focus on clarity and professionalism.
