Multifamily Superintendent II

We are seeking an experienced Multifamily Superintendent II to oversee the on-site execution of ground-up multifamily construction projects. This role requires someone who knows how to keep a job site running smoothly – coordinating trades, maintaining schedules, upholding quality standards, and making sure safety is a top priority.

Key Responsibilities

• Project Oversight: Manage all phases of construction from pre-construction through project closeout, ensuring adherence to project timelines and budgets.
• Team Leadership: Supervise and mentor on-site personnel, including assistant superintendents and subcontractors, fostering a collaborative and productive work environment.
• Quality Assurance: Implement and monitor quality control procedures to ensure all work meets or exceeds project specifications and standards.
• Safety Management: Enforce strict adherence to safety protocols and regulations, conducting regular site inspections and safety meetings.
• Scheduling: Develop and maintain detailed project schedules, coordinating with project managers and subcontractors to ensure timely completion of tasks.
• Communication: Serve as the primary on-site point of contact, facilitating clear and consistent communication between all project stakeholders.
• Documentation: Maintain comprehensive project records, including daily reports, inspection logs, and change orders.
• Problem-Solving: Identify and address project challenges promptly, implementing effective solutions to maintain project momentum.

Qualifications

• Experience: Minimum of 7 years of experience in a superintendent role, with a focus on multifamily construction projects.
• Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred; equivalent experience considered.
• Technical Proficiency: Strong knowledge of construction methods, materials, and regulations; proficiency in construction management software (e.g., Procore, Microsoft Office Suite).
• Certifications: OSHA 30-hour certification required; additional certifications (e.g., First Aid/CPR) are advantageous.
• Leadership Skills: Demonstrated ability to lead and motivate teams, manage multiple priorities, and maintain composure under pressure.
• Communication Skills: Excellent verbal and written communication abilities, with a focus on clarity and professionalism.
