Job Description

We are seeking an experienced and detail-oriented Project Manager to oversee and lead commercial construction projects from initiation to completion. This role is vital to ensuring projects are delivered on time, within scope, and in alignment with high standards of quality and safety. The ideal candidate will have a strong background in managing various aspects of construction projects, including budgeting, subcontractor coordination, and milestone tracking.

Key Responsibilities:

  • Project Estimating & Bidding:
    • Develop accurate cost estimates and project budgets.
    • Solicit bids from subcontractors, ensuring comprehensive coverage across all trades.
    • Prepare detailed scopes of work and bid schedules.
    • Review bids with ownership prior to submission.
  • Contracting & Procurement:
    • Ensure receipt of owner's letter of intent or contract before committing to suppliers or subcontractors.
    • Coordinate timely procurement of long-lead items in accordance with project schedules.
    • Draft and issue contracts, purchase orders, and project-specific memorandums outlining key requirements.
  • Project Administration:
    • Maintain current drawing sets, logs, and schedules.
    • Coordinate submittals, RFIs, and change orders, ensuring timely processing and distribution.
    • Conduct weekly job meetings, prepare meeting minutes, and maintain action item lists.
    • Monitor project progress, labor, and daily activities in collaboration with the superintendent.
  • Financial Management:
    • Prepare project cost and code input sheets for accounting.
    • Track costs and prepare bi-weekly cost updates.
    • Assist in the preparation of monthly pay applications and establish draw schedules.
    • Review subcontractor payments, ensuring work quality and compliance with specifications.
  • Project Closeout:
    • Coordinate pre-punch lists and final inspections.
    • Prepare closeout packages, including O&M manuals and final certificates of occupancy.
    • Ensure all village inspections are completed and approved.

Qualifications:

  • Minimum of 5 years' experience in construction project management or related roles.
  • Bachelor's degree in architecture, construction, or civil engineering (preferred).
  • Proficiency in Microsoft Office Suite (Outlook, Word, Excel).
  • Strong organizational and communication skills.
  • Ability to be physically present on job sites as needed.
  • Experience with preconstruction and estimating is a plus.
  • Knowledge of estimating, scheduling, and quantity take-off software.

Compensation & Benefits:

  • Salary: $100,000 – $130,000 annually, based on experience.
  • Bonus: Up to 30%
