Job Description

Overview

  • Lead preconstruction planning, budgeting, and coordination efforts for commercial construction projects, ensuring successful project initiation and execution.
  • Collaborate with owners, architects, engineers, and internal teams to develop accurate budgets and schedules.
  • Manage estimating activities, design coordination, and cost control from concept through construction start.
  • Identify project risks, constructability issues, and value engineering opportunities during design development.
  • Prepare and present budgets, cost models, and value analysis options to clients and stakeholders.
  • Ensure smooth transition from preconstruction to operations through clear scope definition and handoff meetings.
  • Maintain historical cost data and contribute to continuous improvement of preconstruction processes.
  • Mentor estimators and preconstruction team members to enhance team capabilities.

Key Responsibilities & Duties

  • Develop conceptual, schematic, and detailed budgets with precision and consistency.
  • Coordinate closely with stakeholders during design development to align project goals.
  • Manage and review estimating efforts, including quantity takeoffs, pricing, and scope alignment.
  • Identify and mitigate project risks and constructability issues early in the design process.
  • Solicit, analyze, and level subcontractor and supplier pricing effectively.
  • Support schedule development and phasing strategies during preconstruction phases.
  • Assist with business development pursuits, proposals, and interviews to secure new projects.
  • Mentor and guide preconstruction team members to achieve professional growth.

Job Requirements

  • Bachelor’s degree in construction management, engineering, or a related field preferred.
  • Minimum of 10 years of experience in preconstruction, estimating, or project management within commercial construction.
  • Proficiency with estimating software and construction technology platforms.
  • Strong background in conceptual estimating and design phase cost modeling.
  • Experience managing large industrial, commercial, higher education, or municipal projects.
  • Excellent communication, leadership, and presentation skills.
  • Ability to manage multiple projects and deadlines simultaneously.
  • Thorough understanding of construction means and methods.
