Job Overview:

We are looking for a skilled Estimator with expertise in commercial construction to accurately estimate costs for a wide range of projects, including office buildings, retail centers, industrial facilities, and mixed-use developments. The Estimator will play a critical role in the preconstruction phase, providing accurate and competitive estimates to support project planning, budgeting, and procurement efforts.

Key Responsibilities:

  • Cost Estimation and Budgeting:
    • Prepare detailed cost estimates for commercial construction projects, including office buildings, retail spaces, industrial facilities, and mixed-use developments.
    • Analyze project plans, specifications, and other documentation to determine project requirements and scope of work.
    • Quantify materials, labor, equipment, and subcontractor costs, using historical data, industry benchmarks, and current market conditions.
    • Develop comprehensive project budgets and cost breakdowns, ensuring alignment with project objectives and client expectations.
  • Value Engineering and Cost Optimization:
    • Identify opportunities for value engineering and cost optimization to maximize project value and competitiveness.
    • Collaborate with project teams to explore alternative construction methods, materials, and design solutions that offer cost savings without compromising quality or functionality.
    • Evaluate cost-saving proposals and make recommendations for implementation based on feasibility, performance, and client preferences.
  • Bid Management and Vendor Relations:
    • Solicit bids from subcontractors, suppliers, and vendors, evaluating proposals and negotiating pricing to secure competitive bids.
    • Maintain relationships with subcontractors and vendors, fostering a network of reliable and cost-effective partners.
    • Coordinate with procurement and project management teams to ensure timely and accurate procurement of materials and services.
  • Cost Analysis and Risk Assessment:
    • Conduct thorough cost analysis and risk assessments to identify potential cost overruns, schedule delays, and other project risks.
    • Develop risk mitigation strategies and contingency plans to address identified risks and uncertainties.
    • Provide regular updates on cost estimates, risks, and mitigation strategies to project teams and senior management.
  • Continuous Improvement and Knowledge Sharing:
    • Stay abreast of industry trends, market conditions, and technological advancements related to commercial construction estimating.
    • Participate in post-project reviews and lessons learned sessions to identify opportunities for process improvement and best practices.
    • Share knowledge and expertise with colleagues, mentoring junior estimators and contributing to the professional development of the team.

Qualifications:

  • Bachelor's degree in construction management, engineering, quantity surveying, or a related field.
  • Proven experience as a commercial construction estimator, with expertise in estimating office, retail, industrial, and mixed-use buildings.
  • Strong knowledge of construction methods, materials, and building systems.
  • Proficiency in construction estimating software and tools, such as RSMeans, Sage Estimating, or Bluebeam.
  • Excellent analytical, mathematical, and problem-solving skills.
  • Strong attention to detail and accuracy, with the ability to produce high-quality estimates under tight deadlines.
  • Effective communication and negotiation skills, with the ability to interact professionally with clients, subcontractors, and team members.
