Job Overview:

We are seeking a highly skilled and experienced Preconstruction Manager to join our team. The Preconstruction Manager will play a pivotal role in the early stages of our projects, leading the preconstruction phase from conceptualization through to the start of construction. This individual will be responsible for ensuring that projects are meticulously planned, accurately estimated, and strategically positioned for success.

Key Responsibilities:

  • Project Planning and Strategy:
    • Collaborate with the development team to develop project scopes, schedules, and budgets.
    • Conduct thorough site evaluations and feasibility studies to assess project viability and identify potential challenges.
    • Develop preconstruction strategies that optimize project outcomes while adhering to budgetary and scheduling constraints.
    • Coordinate with architects, engineers, and other stakeholders to establish design and construction strategies that align with project goals.
  • Cost Estimation and Value Engineering:
    • Lead the preparation of detailed cost estimates, including material and labor costs, for all aspects of the project.
    • Conduct value engineering analyses to identify opportunities for cost savings without sacrificing quality or functionality.
    • Regularly review and update cost estimates throughout the preconstruction phase to ensure accuracy and alignment with project objectives.
  • Bid Management and Vendor Negotiation:
    • Manage the bid process, including soliciting bids from subcontractors and suppliers, evaluating proposals, and making recommendations for selection.
    • Negotiate contracts with subcontractors and vendors to secure favorable terms and pricing.
    • Maintain relationships with subcontractors and vendors to ensure reliable and cost-effective services throughout the project lifecycle.
  • Regulatory Compliance and Permitting:
    • Ensure compliance with all relevant building codes, zoning regulations, and permitting requirements.
    • Coordinate with regulatory agencies and local authorities to obtain necessary permits and approvals in a timely manner.
    • Stay informed of industry trends, regulatory changes, and best practices related to preconstruction and construction processes.
  • Team Leadership and Collaboration:
    • Provide leadership and guidance to the preconstruction team, fostering a collaborative and results-oriented work environment.
    • Collaborate effectively with internal stakeholders, including project managers, architects, engineers, and development professionals, to achieve project objectives.
    • Communicate regularly with project teams to provide updates on preconstruction activities, address challenges, and mitigate risks.

Qualifications:

  • Bachelor's degree in construction management, engineering, architecture, or a related field (Master's degree preferred).
  • Proven experience in preconstruction management, with a focus on mixed-use building projects.
  • Strong knowledge of construction methods, materials, and techniques.
  • Proficiency in construction estimating software and project management tools.
  • Excellent communication, negotiation, and leadership skills.
  • Ability to manage multiple projects simultaneously and prioritize tasks effectively.
  • Demonstrated problem-solving abilities and attention to detail.
  • Understanding of sustainability principles and LEED certification processes is desirable.
