Job Description

Project Manager Overview

  • The Project Manager will oversee multifamily construction projects from preconstruction to completion, ensuring timely delivery and adherence to budgets.
  • Manage ground-up multifamily construction projects, including wood-frame, podium, garden-style, and mixed-use developments.
  • Collaborate with project teams, subcontractors, and stakeholders to ensure smooth execution and communication throughout the project lifecycle.
  • Provide leadership and mentorship to Assistant Project Managers and Engineers, fostering professional growth and team cohesion.
  • Utilize advanced construction management software for scheduling, cost tracking, and documentation management.
  • Ensure compliance with all project requirements, including safety, quality, and regulatory standards.
  • Contribute to high-profile multifamily developments valued at $30M+, offering career advancement opportunities.
  • Participate in design-build projects, leveraging expertise in construction processes and financial forecasting.

Project Manager Key Responsibilities & Duties

  • Develop and maintain project schedules in collaboration with the Superintendent and project team.
  • Monitor and manage project budgets, cost reports, and financial forecasts effectively.
  • Procure subcontractors, manage contracts, and oversee performance and change orders.
  • Coordinate with owners, architects, engineers, and consultants to ensure project alignment.
  • Lead project meetings, providing updates on progress, budgets, and schedules.
  • Review and negotiate change orders, pricing, and potential cost impacts.
  • Track project costs, commitments, and monthly financial projections.
  • Coordinate field operations, subcontractor sequencing, and schedule milestones with the Superintendent.
  • Oversee project closeout, punch list completion, commissioning, and warranty requirements.

Project Manager Job Requirements

  • Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
  • 10+ years of construction project management experience; 15+ years preferred.
  • Experience managing multifamily, residential, mixed-use, or large-scale commercial construction projects.
  • Proficiency with Procore, Bluebeam, Microsoft Office, or similar construction/project management software.
  • Strong understanding of construction processes, contracts, scheduling, and project financials.
  • Excellent written and verbal communication skills and organizational abilities.
  • Experience with subcontractor buyout, change orders, RFIs, submittals, and project closeout.
  • Ability to manage multiple priorities in a fast-paced construction environment.
  • Preferred experience with projects valued at $30M+, design-build projects, and strong subcontractor/vendor relationships.
