Summary:
Seeking an experienced and dynamic Director of Preconstruction to join the team. The ideal candidate will lead the preconstruction phase of multifamily projects (and some commercial), ensuring that all planning, estimating, and design coordination is executed efficiently and effectively. This role requires a strategic thinker with excellent leadership skills and a deep understanding of the multifamily construction process.
Responsibilities:
- Preconstruction Planning:
- Lead the preconstruction phase of multifamily projects from conceptual design through construction start.
- Develop and implement preconstruction strategies and processes to ensure project success.
- Coordinate with architects, engineers, and other consultants to ensure project designs are feasible and cost-effective.
- Estimating and Budgeting:
- Oversee the preparation of detailed cost estimates and budgets for multifamily projects.
- Conduct value engineering to optimize project costs without compromising quality.
- Ensure accuracy and completeness of estimates, considering all aspects of the project scope.
- Bid Management:
- Manage the bid process, including the preparation and issuance of bid packages.
- Evaluate subcontractor and supplier proposals, negotiate contracts, and select the best value options.
- Ensure compliance with company policies and industry standards during the bidding process.
- Risk Management:
- Identify potential risks and challenges during the preconstruction phase and develop mitigation strategies.
- Conduct thorough reviews of project documents to identify discrepancies and conflicts.
- Collaborate with legal and risk management teams to address contractual and insurance requirements.
- Team Leadership and Development:
- Ability to build out your own team
- Reporting and Documentation:
- Prepare and present regular reports on preconstruction activities, including progress, costs, and risks.
- Maintain accurate and up-to-date project documentation and records.
- Ensure compliance with company policies, procedures, and industry regulations.
Qualifications:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum of 10 years of experience in preconstruction and estimating, preferably in the multifamily sector.
- Proven track record of successfully managing the preconstruction phase of large-scale multifamily projects.
- Strong knowledge of construction methods, materials, and building codes.
- Excellent leadership, communication, and negotiation skills.
- Proficiency in construction management software and estimating tools.
- Ability to work collaboratively in a fast-paced, dynamic environment.
