Job Description
Looking for a Project Manager or Senior Project Manager to manage and oversee 3rd party GC, pre-con, and construction services contracts and activities in the company’s markets outside of Chicago and also work to help elevate systems and processes with the company’s established in-house Chicagoland GC business unit. You will report to the senior construction leader and the owners of the company, will work in the office daily in the western suburbs of Chicago and will travel out of state typically 3-6 days per month (day trips).
Roles & Responsibilities:
· Support the development team in the management of 3rd party GC relationships across multiple markets.
· Evaluate initial construction estimates and strategize as needed on project details such as offsite improvements, grading and topo challenges, sequencing and phasing of multi-building projects, value engineering, etc. once development group has due diligence and entitlement work far enough along.
· Participate in 3rd party GC discussions, evaluations and negotiations and manage (with input from the senior construction leader and company executives) final bidding process and GC contract awarding.
· Help support, vet and verify as needed outside GC’s recommendations for the company and outside capital partner.
· Oversee the general contractor’s execution of the project, ensuring it aligns with development’s goals, timelines, and budgets.
· Review, analyze, strategize, and approve the contractor’s cost estimates, proposals, change orders, and financial reports for accuracy and alignment with project goals.
· Identify potential delays or cost overruns and implement corrective actions to keep the project on track.
· Always strive to improve front-end systems on civil, architectural and 3rd party GC work. This is all aimed to and save money without sacrificing value, speed or quality.
· Continue to understand and improve your knowledge of the subtle differences in each national market in order to budget properly and prevent budget surprises
· Help and work with the existing team and be the administrator for documentation to improve company systems and processes to help increase productivity, safety and profitability.
· Provide secondary help as needed on pre-con, due diligence support and input to development group for their project underwriting as well as construction services pricing and fee recommendations to ownership, finance, capital partners, tenants/customers and other stakeholders.
· Be prepared to cover as needed for project managers and/or field superintendents.
Requirements:
· Bachelor’s degree in Construction Management, Engineering, Architecture or similar.
· 5+ years of experience in the construction industry
· General contracting experience required
· Previous construction experience building and managing spec light industrial and infrastructure projects in a general contracting environment REQUIRED
· Solid understanding of different construction techniques in multiple cities and regions in the US and the impact these could have on projects from a timing, budget and quality standpoint PREFERRED
· Understanding of the industrial development business.
· Proficiency in MS Office software applications, Adobe, Bluebeam, etc.
