Job Title: Preconstruction Manager

Location: Columbus, Ohio

Our client is a leading general contractor specializing in delivering high-quality construction projects across a variety of sectors, including commercial, civic, healthcare, and industrial. As we continue to expand, we are seeking a Preconstruction Manager to join our team and play a critical role in the early stages of project development.

Position Overview:

The Preconstruction Manager will lead the preconstruction efforts for a diverse range of projects, including commercial, civic, healthcare, and industrial builds. The role involves overseeing the budgeting, scheduling, and overall planning of projects from inception through the design and bidding phases. The ideal candidate will be highly skilled in cost estimating, value engineering, and collaborating with design teams to ensure successful project outcomes.

Key Responsibilities:

  • Lead the preconstruction phase for all assigned projects, including the development of cost estimates, schedules, and project scope.
  • Need to be able to handle negotiated work, CM at risk, design build contracts, someone to manage the process for budgeting out to contractors, setting up contracts, handing off to operations (more than just an estimating position) – true precon work, dealing with state of Ohio, city of Columbus and some private clients
  • Collaborate with architects, engineers, and clients to review project designs and ensure constructability.
  • Provide value engineering recommendations to optimize project cost and efficiency while maintaining quality standards.
  • Prepare comprehensive and accurate budgets, cost breakdowns, and project timelines for proposals.
  • Lead the preparation and submission of bid packages and manage the selection of subcontractors and suppliers.
  • Assist in the development of project schedules, ensuring key milestones are identified and met.
  • Conduct risk analysis and proactively address potential issues before they impact the project timeline or budget.
  • Maintain strong relationships with clients, subcontractors, and suppliers to support seamless project execution.

Qualifications:

  • 7+ years of experience in preconstruction or estimating with a commercial general contractor, ideally with exposure to commercial, civic, healthcare, and industrial projects.
  • Proven experience in budgeting, cost estimating, and scheduling for large-scale, complex projects.
  • Strong knowledge of construction means and methods, materials, and building systems.
  • Expertise in reading and interpreting blueprints, specifications, and contract documents.
  • Exceptional communication skills, with the ability to collaborate with a wide range of stakeholders.
  • Proficiency in preconstruction software (e.g., Procore, Buildertrend, etc.), MS Office Suite, and estimating tools.
  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.
  • LEED or other relevant certifications are a plus.
