Job Description
Our client, a vertically integrated real estate development and construction firm who specializes in multifamily residential projects is seeking an experienced Superintendent to lead the on-site execution of our multifamily projects from groundbreaking to final turnover.
Position Summary
The Multifamily Superintendent is responsible for the day-to-day onsite management of construction activities, ensuring projects are completed safely, on time, within budget, and to the required quality standards. This individual plays a key leadership role on the construction site and serves as the primary point of contact between the field operations and the project management team.
Key Responsibilities
- Oversee all on-site construction activities for ground-up and/or podium multifamily projects (typically 50–300+ units)
- Ensure adherence to project plans, specifications, and schedules
- Lead subcontractor coordination meetings and maintain daily logs of construction progress
- Maintain site safety in compliance with OSHA and company standards; enforce safety protocols
- Monitor quality control and proactively resolve issues to prevent delays
- Collaborate with the project manager to update schedules, manage procurement, and track change orders
- Coordinate inspections and ensure compliance with local codes and permitting requirements
- Direct site logistics, deliveries, and sequencing of work
- Mentor and manage Assistant Superintendents, Field Engineers, and laborers
Qualifications
- Minimum 5–10 years of experience in construction, with at least 3 years in a Superintendent role on multifamily projects
- Experience working for a developer/builder or GC with in-house development preferred
- Strong knowledge of wood-frame, podium, and/or concrete construction methods
- Familiarity with Procore, Microsoft Project, Bluebeam, or other construction software
- Excellent leadership, communication, and problem-solving skills
- Proven ability to manage multiple trades and maintain production schedules
- OSHA 30 certification required; First Aid/CPR preferred
- Ability to read and interpret construction documents, shop drawings, and specifications
