    This Developer/GC is seeking a Project Manager II to oversee their Multifamily projects. This role would allow for one work from home day/week.

Job Description

Seeking a highly motivated and experienced Multifamily Project Manager to oversee all phases of multifamily construction projects from pre-construction through close-out. This role requires strong leadership, organizational, and communication skills, with the ability to manage multiple projects, teams, and stakeholders in a fast-paced environment. The ideal candidate has experience working for a general contractor and a track record of successfully delivering ground-up multifamily projects on time and within budget.

Key Responsibilities:

  • Lead the planning, coordination, and execution of ground-up multifamily residential construction projects.
  • Collaborate with internal development, design, and preconstruction teams during design and entitlement phases.
  • Prepare and maintain comprehensive project schedules, budgets, and scopes of work.
  • Manage subcontractor bidding, selection, negotiation, and contracting.
  • Oversee on-site construction activities through regular site visits and coordination with field staff and superintendents.
  • Ensure all construction activities are completed in compliance with company standards, local codes, safety protocols, and quality expectations.
  • Track project progress, review invoices and change orders, and report regularly on budget and schedule performance.
  • Proactively identify and resolve issues to mitigate risk and minimize delays or cost overruns.
  • Maintain effective communication with ownership, design professionals, consultants, and city officials throughout the project lifecycle.
  • Lead project closeout including punch lists, final inspections, and turnover to property management.

Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
  • 5+ years of experience managing ground-up multifamily or mixed-use projects
  • Strong knowledge of construction means and methods, building codes, and industry best practices.
  • Proven ability to manage project budgets ranging from $10M–$60M+.
  • Experience with Procore, Bluebeam, Microsoft Project, and other construction management software.
  • Excellent negotiation, leadership, and organizational skills.
  • Strong interpersonal and communication skills, with the ability to interface effectively with all levels of internal and external stakeholders.
