About the Opportunity

A highly respected Indiana-based construction firm is actively seeking a Senior Preconstruction Manager (or an experienced Preconstruction Manager ready to step into a senior-level role) to lead preconstruction efforts on both design-bid-build and design-build projects. This is a strategic and hands-on leadership role that spans budgeting, scope development, proposal management, and design coordination.

The company has a strong focus on design-build delivery and is looking for someone who can partner with clients, architects, and internal stakeholders to bring projects from early concept to construction-ready.

What You’ll Be Doing

• Lead preconstruction from initial client discussions through hand-off to operations
• Develop clear and detailed scopes of work, including conceptual budgets and value-driven alternatives
• Manage the full proposal process including RFIs, bid schedules, subcontractor outreach, and quote evaluations
• Drive risk analysis, clarifications, and strategic planning to position proposals competitively
• Collaborate with project teams, design partners, and vendors to ensure scope alignment and cost accuracy
• Lead internal estimate reviews and present comprehensive turnover packages to operations
• Participate in project go/no-go decision making based on precon effort and client goals
• Maintain organized records of all estimating and bid documentation for future reference
• Provide leadership, mentorship, and best practice sharing across the preconstruction department

Design-Build Emphasis

• Guide design-build pursuits where scope is still being defined
• Work collaboratively with clients and A/E teams to develop detailed programming and pricing
• Translate conceptual discussions into cost-aligned solutions and schedules
• Ensure all bid documents and subcontractor scopes are aligned with evolving design intent
• Lead scope review and leveling to maintain clarity and eliminate assumptions or risk gaps

Who You Are

• 8–20+ years of experience in construction estimating, preconstruction, or design-build project management
• Strong understanding of design-build vs. design-bid-build workflows
• Proficient in conceptual estimating, quantity takeoffs, subcontractor evaluations, and project risk mitigation
• Exceptional communicator and collaborator with both internal and external teams
• Leadership-oriented mindset with the ability to manage multiple estimates and project pursuits simultaneously
• Detail-driven and able to clearly convey scope, cost, assumptions, and exclusions
• Previous field or project management experience is a major plus

Preferred Qualifications

• Background in commercial, institutional, or light industrial construction
• Experience with construction technology and estimating tools (Excel, On-Screen Takeoff, etc.)
• Practical knowledge of market rates, trade partner networks, and procurement strategies
• Ability to mentor junior preconstruction staff and drive department improvements
