Overview
- Collaborate with senior leadership to identify and evaluate investment opportunities in real estate data centers.
- Develop and maintain financial models to assess potential investments and acquisitions.
- Conduct comprehensive research and due diligence on prospective opportunities, including financial and organizational analysis.
- Assist in managing the investment process, from initial evaluation to final funding and committee presentations.
- Support asset management activities, including business plan development and execution of exit strategies.
- Prepare property business plans, operating budgets, and capital strategies for acquisitions and dispositions.
- Conduct market assessments and provide actionable recommendations based on findings.
- Engage with joint venture partners and third-party service providers to manage relationships effectively.
- Travel domestically to visit assets and partners, ensuring alignment with investment goals.
Key Responsibilities & Duties
- Evaluate unit and portfolio acquisition opportunities, conducting detailed financial and performance analyses.
- Manage the lease approval process and oversee development projects for repositioning and renovations.
- Review design drawings, budgets, and schedules to identify profit-maximizing opportunities.
- Perform property and portfolio valuations for quarterly investor reporting.
- Prepare concise written presentations for investment committees and stakeholders.
- Conduct hold-sell analyses, refinancing opportunities, and sector-specific initiatives for data centers.
- Monitor business plan performance and recommend adjustments to address variances.
- Assist with asset management tasks, including leasing strategies and capital planning.
- Participate in development meetings and review project progress to ensure alignment with objectives.
Job Requirements
- Bachelor’s degree in business, real estate, finance, or a related field.
- 4-6 years of relevant experience in real estate acquisitions, asset management, and due diligence.
- Proficiency in real estate financial modeling and quantitative analysis.
- Strong communication skills, both written and oral, for effective stakeholder engagement.
- Ability to work independently and manage complex tasks with minimal supervision.
- Experience with data center investments and asset management is highly preferred.
- Capability to conduct market assessments and provide actionable insights.
- Willingness to travel domestically for site visits and partner meetings.
