Overview
- Analyze and apply common area maintenance charges to tenant accounts receivable with accuracy and attention to detail.
- Review invoices, credit memos, and cash applications for errors and reasonableness.
- Verify lease information, payments, and property ledgers for accurate billing processes.
- Prepare and review spreadsheets detailing billing information, including historical data analysis.
- Ensure proper application of administrative and overhead costs to tenant bills.
- Analyze recurring billing processes for rent, escrows, and other charges.
- Respond to tenant inquiries and account representative requests regarding billing discrepancies.
- Prepare reports analyzing tenant compliance with sales reporting requirements.
Key Responsibilities & Duties
- Review lease correspondence and historical data to ensure accurate billing adjustments.
- Apply utility billings, liability insurance, and miscellaneous tenant chargebacks appropriately.
- Distribute invoices and letters to new tenants detailing monthly recurring charges.
- Contact tenants for outstanding sales reports and verify discrepancies in figures.
- Code sales letters for entry and update tenant sales information as required.
- Prepare audited figures for payment and submit revisions for tenant accounts.
- Assist account representatives in obtaining and reviewing billing-related information.
- Apply consumer price index adjustments to tenant charges as needed.
Job Requirements
- Bachelor of Science (BS) degree in a relevant field is required.
- Minimum of 1 year of experience in billing or accounting roles.
- Preferred 2 years of experience in tenant billing or lease management.
- Strong analytical skills for reviewing financial data and lease information.
- Proficiency in spreadsheet preparation and historical data analysis.
- Ability to communicate effectively with tenants and account representatives.
- Knowledge of consumer price index application in billing processes.
- Experience with manual and computerized lease systems is advantageous.
