Occupancy Specialist Overview
- The Occupancy Specialist will assist in qualifying applicants within the Affordable Department, ensuring compliance with housing regulations and guidelines.
- This role reports directly to the Director of Affordable Housing, providing essential support to maintain operational efficiency.
- Screen applications and conduct interviews to determine applicant eligibility for housing programs.
- Verify income and asset documentation in accordance with application requirements and housing policies.
- Maintain and manage property waiting lists, ensuring accurate and up-to-date records.
- Collaborate with various departments to perform audits and manage special projects as required.
- Ensure compliance with HUD, HPD, and Section 8 guidelines in all processes and documentation.
- Contribute to a team-oriented environment by effectively communicating and aligning with colleagues.
- Develop professionally by taking on increasing responsibilities and solving complex challenges.
Occupancy Specialist Key Responsibilities & Duties

Occupancy Specialist Job Requirements
- High school diploma or GED required; associate or bachelor’s degree preferred.
- 1-3 years of experience in property management, affordable housing programs, or administrative clerical work.
- Proficiency in Microsoft Office Suite, including Word and Excel.
- Strong verbal communication skills and a customer-focused approach.
- Exceptional attention to detail and problem-solving abilities.
- Ability to manage multiple projects simultaneously and meet deadlines effectively.
- Knowledge of HUD, HPD, and Section 8 guidelines is highly desirable.
- Strong organizational skills and a disciplined work ethic.
