Job Description

Occupancy Specialist Overview

  • The Occupancy Specialist will assist in qualifying applicants for affordable housing programs, ensuring compliance with industry regulations and guidelines.
  • This role involves maintaining property waiting lists and reviewing applicant files for eligibility determination.
  • Collaborate with various departments to perform audits and manage special projects effectively.
  • Utilize analytical skills to solve complex problems and prioritize multiple projects simultaneously.
  • Engage with applicants and team members to ensure alignment and focus on organizational goals.
  • Adapt to new technologies and learn quickly in a dynamic, fast-paced environment.
  • Contribute to the growth and success of the department by taking on increasing responsibilities.
  • Report directly to the Director of Affordable Housing, providing valuable insights and support.

Occupancy Specialist Key Responsibilities & Duties

  • Screen applications and conduct phone interviews to assess applicant suitability.
  • Review and verify income and assets documentation as per application checklist requirements.
  • Maintain, update, and purge property waiting lists to ensure accurate records.
  • Determine applicant eligibility by reviewing files and adhering to guidelines.
  • Follow HUD, HPD, and Section 8 regulations to ensure compliance.
  • Assist departments with audits and oversee special projects effectively.
  • Coordinate and prioritize multiple projects while maintaining focus on deadlines.
  • Communicate effectively with team members and applicants to ensure clarity and alignment.

Occupancy Specialist Job Requirements

  • Associate degree or equivalent required; bachelor’s degree preferred.
  • 1-3+ years of experience in property management, affordable housing programs, or administrative clerical work.
  • Proficiency in Microsoft Office Suite, including Word and Excel.
  • Strong verbal communication skills and sharp attention to detail.
  • Ability to adapt to new technologies and learn quickly in a fast-paced environment.
  • Excellent problem-solving abilities and organizational skills.
  • Knowledge of HUD, HPD, and Section 8 guidelines is highly preferred.
